FM Residence

FM Residence located in the suburban area. A modern tropical residential project which offers a personal sanctuary for the family. The main focus from this project is to embrace the nature within the site, which is almost 3000 sqm of greeneries. A seamless design with the combination of natural material to blend with existing site.

D+G House

D+G House is made for young family in north Jakarta. The essence of contemporary modern is sublimed from its lean lines and contrasting materials. The U-Shaped glass facade provides natural sunlight without transparency for privacy. Open layouts concept in the public area to create a seamless space design.

H Mansion

H Mansion is a personal retreat for the family. Enclosed calming landscape with vegetation and large pond to provide peaceful retreat from city noise. The wide opening on almost every façade allows the family to feel fully immersed in nature, creating a seamless connection between the interior and exterior environments.

W House

W House is actually 2 separate houses, united with the water feature in the middle and garden at the back of the house. Located in Jakarta, the water feature function as tropical microclimatic regulator – along with the opening from almost every side of the house to act as wind tunnel. Continuing garden brings natural daylight to all area within the house

WORKFLOW & DESIGN PROCESS

1. INITIAL BRIEF & CONCEPT

The client and architect need to clarify and understand the same goals and desires of the project. Clarity is needed to direct the activities of the design so that the project needs can be transformed well.

We develop the early architecture schematic through the sketches, 2D layout and 3D modeling software. This helps our clients to understand clearly the spaces that we design, involving them in the process.

2. PRELIMINARY DESIGN

At this stage, architect will work based on concept design and seek the best design in more detail. Preparation of Schematic Design documents with image consist of : Site Plan, Schematic Elevation & Section, Mood board, and Preliminary 3D modelling.

3. DESIGN DEVELOPMENT

This is where all the details for the project are designed and approved.

We strictly recommends all our commissioners to appoint a structure consultant and a mechanical and electrical consultant to complement with our design. Additionally, a quantity surveyor & a special lighting consultant would also be required to get the best project outcome.

At this stage, will work based on schematic design that has been approved by the employer. Structural engineering and mechanical & electrical aspect coordinated in the drawing.

4. TECHNICAL DRAWINGS

This is where the remaining details of the design is drawn and approved. The final construction document will automatically become the official construction drawings document for distribution to contractor candidates.

The commissioner may decide to appoint his/her own contractors but we will introduce some of recommended contracting partners for consideration.

5. SUPERVISION

Upon commencement of site construction, regular site on-site meetings and supervision will be carried out on regular basis. Barring any force-majeure, a normal architecture project will take approximately 8-12 months to construct. We do not endorse unreasonable speeding up of the construction as doing so may result in the projects completed with less-than-satisfactory finishing quality.
